Another huge benefit to building vs. buying is the ability to take advantage of the latest technological advancements in energy efficiency.  Older homes are less efficient than newer in part because of the products available at the time of the build, but also because of the natural settling that occurs with all homes.  So when buying an older home, you’ll need to choose to invest in energy upgrades or be content with higher monthly energy bills.

Another plus to building your own home is that you get to sidestep the insanity of today’s housing market.  It’s a jungle out there!  In Texas where over 1,000 people are moving daily, it’s a race against other motivated buyers for a limited inventory of homes.  And you’re often up against offers well over the (already inflated) asking prices.  With home building there will still be negotiation of costs, but you set the budget and your builder works within that.  If you decide to splurge on an upgrade and go over budget, it’s because you’ve made the decision that it’s worth it – not because you’re scrambling to outbid other shoppers.
